The vast majority of real estate agents in the Lowcountry are REALTORS and members of the Charleston Trident Association of Realtors (CTAR). They "are pledged to a strict Code of Ethics and Standards of Practice."

When they show property, they KNOW something about the buyers they are bringing into your home.

Most of the time the agent or broker has gotten the buyer preapproved for a mortgage.

These buyers are not out looking at property for fun.

They CAN buy and WILL, when they find the right house. Maybe yours.

It is better during a showing not to be there so a potential buyer can relax and really look at your home and imagine himself/herself living there.

Would you want somebody you don't know inside your home, alone, for 30 or 45 minutes?

That person might steal something or might be casing your home so he can come back later and wipe you out, or he might be trying to determine if a woman lives there alone, or if a woman lives there at all.

There are so many negatives, but you can remove most of them and GREATLY INCREASE your chances to sell at the same time.

Pay $189 one-time and you will be in the Charleston Trident Association of Realtors MLS for six months, which is more than enough time to sell your property. If not, renew for additional six-month terms for $99/term.

Only licensed, professional real estate agents and brokers will be showing your property.

They will leave a card during the showing and there will be a record at the Charleston Trident Association of Realtors ShowingTime showing service of who showed your property and when.

You must offer compensation to buyers' agents for bringing you potential buyers. It's typically 3% of the sale price paid at closing.

You can also offer a bonus as extra incentive if you want to and it would be paid at closing.

There is a LOT of property on the market and anything you can do to give yourself a competitive advantage should be considered.

You basically are still a FSBO, but technically you are listed with Charleston Saltwater Realty in the MLS, thus you are entitled to ALL the benefits and privileges of a regular real estate listing, and it has only cost you $189 plus, say, 3% at closing to the buyer's agent.

Most real estate agents in the Lowcountry are members of our MLS thus your home will be exposed to nearly EVERY real estate agent in the area.

Most buyers' agents have their buyers set up to receive e-mails, daily, of all new listings in the buyer's target area, price range, etc.

Your house will be included.

If you need to lower your price, a new set of e-mails goes out to prospective buyers to let them know of the change.

The MLS is set up so that a ton of vital information on each property is readily available to all participants.

Your house will be NO exception.

All of your information, pictures, perhaps video, map with directions, narrative describing your house, information on your subdivision, schools, type of lot, restrictions, crawl space, wood burning fireplace, FROG -- anything and everything pertaining to your house -- will be readily available to buyers and professional real estate agents representing buyers.

You can take up to 25 pictures of your house's best features and e-mail them to me or copy to a CD.

Write a short narrative description of your house pointing out its charms and best features.

I will give your showing instructions to Centralized Showing, which in turn gives your instructions to agents wanting to show your property.

You can even get feedback on how the showing went.

YOU will have to put a "For Sale" sign on your property.

YOU will be responsible for negotiating and closing your own deal.

If any lead accidentally comes to me, I will tell them to contact YOU.

You have a LOT of additional options with this plan such as a website YOU can use to market your house with domain name www.YourHouseAddress.com.

We can also do video with superimposed titles and music, and you can put the video on your website.

Your listing will also be on Realtor.com and 40 other real estate websites as ALL of my listings are, and you can advertise, yourself, with MLS number, on Craigslist. All of this for $189.

As I said, you are basically STILL a FSBO, selling your house yourself in order to save money on listing commissions, but you WILL be in the MLS and your property WILL be exposed to almost every real estate agent in the area.

The ONLY listing fee you pay is the above-referenced $189, which puts you in the MLS for six months. That should be more than enough time to sell your property. If you need more time, you can renew for additional six-month terms for $99/term.

Should you decide you'd rather have one of our traditional listing packages, no problem. You can apply the $189, pro rata, to the new fee. With most of the other packages, commissions are paid at closing, so, likely, you would not need to put any money down.

You will set your market price and I will help you, at NO charge. I'll do a formal CMA (Comparative Market Analysis) and show you all the comparable property in your area that has sold in the past year. That is typically the way residential real estate market values are determined.
