For Sellers, I can do a comprehensive Comparative Market Analysis on your property to help you decide on a good list price. The most important thing a seller can do is price his/her property accurately according to market value. There is still so much property on the market that if a property is priced too high, buyers will not even look at it and will move on to the next one.

We will look at EVERY comparable property close to your home that has sold in the past year. This will give us a good indication of value BUT we will also look at all the active listings in your area because those are your competition. If somebody wants to move into your neighborhood and you are priced too high, the Principle of Substitution says they will go to a better priced property, and they will.

I am NOT telling you that you have to price low. Just accurately, if you want to sell anytime soon.

For Buyers, I can do the same comprehensive CMA on a property you are interested in and let you know if it is overpriced and by how much. This will help GREATLY when making offers. We'll look at all the sold and active listings in the area and do additional research on your target property such as its initial list price and any price reductions, days on the market (DOM), etc. From our research, we'll develop a good strategy.

For example, if a property has had several price reductions and/or been on the market for several months, that seller might well make concessions and be more motivated to sell. He might even be desperate.

Knowledge is power in any negotiation and I will research target properties THOROUGHLY. We'll put our heads together and formulate a good strategy before making an offer.

My goal is twofold: To WIN your desired property; and to get it at the lowest possible price.

Actually my goal is threefold, because I also want things to go as easily and smoothly for my buyers as possible. That is my personal goal and commitment.
