1)

  • 6% of sale price paid at closing (traditional listing)

You pay nothing upfront. Half of this commission goes to the
buyer's agent for bringing you a good, qualified buyer.

 

2)

  • $495 upfront plus 4.5% of sale price paid at closing

    Of that 4.5%, either 2.5 or 3% goes to the buyer's agent for bringing
    you a good, qualified buyer.

  • Meet with you at your convenience seven days a week
     

  • I will work with you to determine market value by doing a formal Comparative Market Analysis (CMA) on your house. We'll examine all sold and active properties in your neighborhood in the past year to help you set a good competitive price There is so much property on the market, and much of it foreclosed and short sale, that if you don't price to be competitive, you will probably not sell, or will not sell anytime soon.
     

  • I will begin putting you in the MLS shortly after our meeting
     

  • I will take 50 to 100 pictures inside and out with a high resolution digital camera and put the 20 best in the MLS, or you can supply your own
     

  • I will do a good, descriptive write-up on your property to go along with the pictures in the MLS, or you can do your own write-up and I'll edit it
     

  • I will shoot video to use in property marketing
     

  • I provide all property disclosure statements you are required by law to fill out, sign and post in the MLS
     

  • I will handle EVERYTHING for you, collaborating with you constantly. I will be your tenacious advocate and negotiate the deal, set up your inspection, negotiate repairs then see that they are done. Anything you need answered about insurance, taxes, HOA rules, etc., etc., I'll get answered. I'll stand with you EVERY step of the way.

  • I will require showings to be set up through ShowingTime so there is a record. If you need a 24-hour notice, no problem. ShowingTime will call you to confirm all appointments
     

  • If feedback on your house is given after a showing, I will forward it to you
     

  • I will build a property website FREE, such as www.YourAddress.com. We can upload pictures, video, documents and other media on it
     

  • Any upfront fees can be paid by cash, check or credit card
     

  • You can cancel your listing at any time with no cancellation fee other than losing any upfront money
