for a Full Service MLS Listing


 

1)

  • 6% paid at closing for properties listed below $400,000 or
  • 5% paid at closing for properties listed above $400,000 or
  • 8% paid at closing for vacant land

You pay nothing upfront. Half of this commission goes to the
buyer's agent for bringing you a good, qualified buyer.

 

2)

$495 upfront plus 4.5% of sale price paid at closing.
Of that 4.5%, either 2.5 or 3% goes to the buyer's agent for bringing
you a good, qualified buyer.

For vacant land, pay $495 upfront and 6% at closing. Of that 6%,
4% goes to the buyer's agent for bringing you a good, qualified buyer.

  • Meet with you at your convenience seven days a week
     

  • I will work with you to determine market value by doing a formal Comparative Market Analysis (CMA) on your house. We'll examine all sold and active properties in your neighborhood in the past year to help you set a good competitive price There is so much property on the market, and much of it foreclosed and short sale, that if you don't price to be competitive, you will probably not sell, or will not sell anytime soon.
     

  • I will begin putting you in the MLS between 30 minutes and an hour after our meeting
     

  • I will take 50 to 100 pictures inside and out with a high resolution digital camera and put the 20 best in the MLS
     

  • I will do a good, descriptive write-up on your property to go along with the pictures in the MLS
     

  • I will shoot video to use in property marketing
     

  • I provide all property disclosure statements you are required by law to fill out, sign and have posted in the MLS
     

  • I provide real estate forms and contracts
     

  • Six month renewable listing
     

  • All of my listings are on 40 national Internet real estate websites including Realtor.com, Trulia.com, Zillow.com, AOL Real Estate, Yahoo, Google, etc.
     

  • I am building a large social networking presence for Charleston Saltwater Realty to include over 20 major sites such as Facebook, Twitter, etc.
     

  • I represent you ONLY (no dual agency)
     

  • I will aggressively market your home and welcome all buyer's reps and buyers
     

  • I will provide nice looking

  • I will help you negotiate, provide escrow services if necessary and guide you through closing
     

  • I will build a property website FREE, such as www.YourAddress.com. We can upload pictures, video, documents and other media on it
     

  • Upfront fees can be paid by credit card
